Sale & leaseback
Releasing capital from owner-occupied property while staying in it.
A sale and leaseback converts an owned building into capital and a lease. The price depends almost entirely on the lease that comes with it — term, indexation and covenant strength.
We negotiate both sides together, so the rent agreed does not quietly give back the value released.
Scope of the mandate
Valuation of asset and lease together
Lease term and indexation negotiation
Investor identification
Balance sheet and covenant effects
Typical situation
An operating company owns its premises and needs capital for an acquisition rather than for the building it sits in.
